This project involved Bennett + Bennett working closely with the client and architect to achieve a high quality residential outcome within the sensitive inner city Neighbourhood Plan area of Woolloongabba, Brisbane. The site originally contained a dwelling constructed prior to 1911 and therefore required Council approval to relocate the dwelling to a suitable site within Brisbane’s Traditional Building Character Area as part of the application process. In order to comply with Council regulations, Bennett + Bennett successfully sourced a suitable site, and the existing dwelling was successfully approved to relocate to another site in order to accommodate the proposal. The new proposal consisted of a design that was suitable for a high-density residential use within Woolloongabba. The built form of the proposal consists of a 12 storey building, comprising 89 apartments with full roofdeck recreation space. Significantly, as well as obtaining approval to relocate the dwelling house, the project presented a challenge regarding maintaining the integrity of the design concept whilst complying with many planning provisions including the provision of usable private recreation space, deep planting, building height and on-site carparking. The changes in the design resulted in a built form outcome that was consistent with that anticipated for the locality, and satisfied Council’s code requirements.
