We have had front row seats over the past few years watching the Big Fish Centre establish itself as a key retail and commercial node in Caboolture. We had the opportunity to deliver approvals for the Pet Stock, Planet Fitness, KFC, Medical Centre, Dentist and more. Most recently we got approval for the subdivision of the Tavern lot and a car wash for Sparkletown. This application was made under an existing preliminary approval. Although the use was compatible with the centre uses, the application was inconsistent with the preliminary approval subsequently was Impact Assessable. Noting this, there were no submissions received. We faced issues retrofitting the proposed use within existing boundaries and internal road. Of particular note were the public footpath and pylon sign easement which went through the centre of the proposed buildings. We had to negotiate the design of the public footpath with council to ensure it was DDA compliant and provided a reasonable connection between the Tavern to Bunnings. Although winding back on itself, the footpath design was graciously accepted by Council as the only viable option. The pylon sign services easement was redirected to the southern part of the site to avoid the building envelope and is due to be installed prior to bulk earthworks to maintain operations. This project required an intense collaborative approach with the architects and engineers to solve physical constraints and present high quality and attractive land use outcomes.
