Bennett + Bennett provided town planning, surveying and titling services to Synergy Property Partners as part of the development of a mid-rise luxury apartment building known as “North Residences” on property overlooking the North Burleigh foreshore on the Gold Coast Occupying a site with an area of just 506m², with the developable area further reduced by an access easement with an area of 98m², the development outcome for the land was successfully resolved by the project architects Bureau Proberts with the assistance of staff from our town planning and titling teams. The resultant building adopts a modern and elegant form and is configured to accommodate seven apartments distributed over nine levels and serviced by two basement levels, with ground level dedicated to communal facilities and the topmost level dedicated to a private rooftop terrace. Each apartment occupies a single level and offers generous indoor and outdoor living spaces that overlook the adjacent foreshore park and thereafter the Coral Sea, with a range of architectural treatments incorporated in the building to manage the interface of the building with its surrounds and to achieve a climatically responsive living environment, while also delivering a striking visual outcome. The development application was lodged following the commencement of the 2016 Gold Coast Planning Scheme and capitalized on the deletion of regulatory controls which under historical schemes constrained the practical development opportunities of smaller sites located within the high rise spine but outside of LAPs, as evident by the floor space to site area ratio achieved under the approval which at just under 3:1 is some three times larger than that which would have been permitted under historical controls. In this context, smaller sites within the Gold Coast’s high rise spine which up until recent times were viewed as being utilised to their highest and best use, now exhibit development potential for mid to high rise infill development. The development resulted in a completion date of November 2017.
