Bennett + Bennett recently assisted the Hoare family in re-visioning an existing large lot industrial subdivision to meet current market need for spec and custom built warehouses with lots ranging from 1,500sqm to almost 6,000sqm in area. The existing large lot industrial subdivision resulted in larger and difficult shaped allotments that didn’t meet current industrial demands. In consultation with the project team, the Bennett + Bennett Urban Design and Town Planning team explored options for alternative development formats and subsequently achieved a development approval that will revitalise the site and provide a range of workable allotments to meet market needs. The challenges of the project are the complex site constraints including the existing lot layout and a number of infrastructure easements. The re-design takes a unique approach to respond to the site’s challenges including allotment access, incorporating reciprocal access easements to allow smaller lots to achieve large vehicle access and the traditional cul-de-sac replaced with a shared space for vehicle manoeuvring, carparking and informal recreation spaces. A lengthy road resumption process was also avoided with smart streetscape design. The subdivision is intended to be retained by the Hoare family and leased to prospective tenants who are expected to be logistics and distribution companies needing convenient access to the M1.
