In a recent development project for 23 Herbertson Road, Carina Heights, a combined subdivision and change of use approval was sought for a three-storey (four-level) multiple dwelling. A significant challenge arose due to the inability to achieve a lawful point of discharge through a downstream property. An engineering solution provided for an underground stormwater pump-out system uphill to the road frontage. Bennett + Bennett was brought in during the information request stage to tackle the drainage and titling complexities. Our role was crucial in devising practical solutions to overcome these challenges and ensure regulatory compliance. B+B introduced a volumetric lot and a Community Management Statement (CMS) as part of their strategy to address the drainage and titling issues. The volumetric lot allowed for the implementation of an underground stormwater pump-out system shared by all units, thereby eliminating the reliance on downstream properties for drainage. Thanks to the measures implemented by B+B, the project successfully obtained the necessary approvals for development, facilitated a smoother construction process, and ensured compliance with regulatory standards.
