In May 2023, Bennett + Bennett was awarded the contract to create property title for the Cross River Rail (CRR) Tunnel & Stations project. CRR is a new 10.2 kilometre rail line from Dutton Park to Bowen Hills, which includes 5.9 kilometres of twin tunnels under the Brisbane River and CBD and the construction of four new underground stations at Boggo Road, Woolloongabba, Albert Street and Roma Street. The project commenced in 2019 and services are expected to commence in 2026.
Albert Street station will be the first new CBD train station built in over 120 years, dramatically improving connectivity to the southern part of the CBD including the new Queens Wharf precinct and redeveloped Waterfront Place. Roma Street will become our State’s most significant transport interchange and Brisbane’s ‘Grand Central’, connecting into the new Brisbane Live stadium. A new station at Boggo Road will stimulate the growth of the existing health, science and education precinct. The new underground station at Woolloongabba will provide passengers with improved access to The Gabba Stadium, all in time for the Brisbane Olympics in 2032.
Bennett + Bennett’s role on the project involves creation of 41 volumetric (3D) survey plans with over 180 freehold actions. Chris Swane, partner and project manager, said “the significance of this project cannot be understated. It will create the first highly accurate survey of connected properties through the CBD, Brisbane River and inner-city suburbs since Queensland was proclaimed in 1859.
Properties by nature are disjointed. This means that the relationship between properties from Boggo Road to Spring Hill will be millimetre accurate. One of the base elements of digital twins/cities is the accuracy of the boundary (cadastral) framework. This establishes trust in built form designs and infrastructure location. The project will be accurate in height and position. We have already identified differences of 1 metre to publicly accessible boundary data known as the Digital Cadastral Data Base (DCDB) in the CBD that has accuracy statements of 0.1 metres.
This project will create the building block of future Digital Twins in the City. We are therefore very pleased to be associated with this ground and digital breaking project”.
